Facade Renovation, Site Survey & Building Design- Sunrise Mountain Plaza

Facade Renovation of 144,030 sf retail property and storefront on 4.13 acres, originally built in 1984. The site is located on the corner of East Bonanza Road and North Nellis Boulevard. The property is located at a very busy intersection (with over 60,000 cars traveling past daily) in a developed neighborhood on the east side of town. The property is under new ownership and management

Site Survey and Building Design at Sunrise Mountain Plaza

As-build the big-box building on site, including floor plans, roof plans and exterior elevations; Provide roof plans and elevations only for the in-line building. Verify existing site plan conditions.  This is not a civil survey. Determine existing utility locations within the buildings and around the exterior.  Existing site utilities will be determined by a civil engineering evaluation.  A separate dry utility consultant will be hired at clients discretion (by client) to determine available electrical options to site and big-box. New design for Big-Box and in-line retail, including conceptual elevations. Starbucks building schematic/conceptual site plan and building floor plan (Starbucks prototype plans will be provided to Architect). Provide feedback on Landlord work letter for Starbucks and Ross. New site design

Facade Renovation: Sunrise Mountain Plaza

Construction Drawings: Scope included: Demolition of CMU walls at interior of larger Kmart space. Structurally evaluate existing building and provide details as needed to bring to code. Subdivide space per Clients future tenant needs. Installation of new Roofing membrane. New Facades as shown on design plans and electrical Service; New HVAC system for all spaces to the East of existing restaurant.; and new Gas service. New Storefront doors on North and East side of large tenant spaces. Coordinate Fire sprinkler Riser requirements.
